An EPC informs you about the energy performance of a property. It is the seller’s requirement to prepare and provide a commercial EPC prior to the property being marketed.
Energy ratings on an EPC vary from A (most energy sufficient) to G (most energy inefficient). The EPC ratings should be better for newer properties than older buildings. You may want to negotiate your proposed purchase price with the seller if the property has a poor rating.
